These Terms and Conditions ("Terms") govern your use of property sourcing services provided by KRS Property Sourcing Ltd (Company Registration Number: 17137256) ("we," "us," or "our"). By registering for our services, you agree to be bound by these Terms.
1. Definitions
- "BMV Property" means a property priced below its estimated market value
- "Client" means any individual or entity that registers for our services
- "Services" means property sourcing and related services provided by KRS Property Sourcing Ltd
- "Onboarding Fee" means the £100 lifetime registration fee
- "Deal Support Fee" means the £100 fee paid when proceeding with a specific property
- "Sourcing Fee" means the final fee of £3,000 or 2% of purchase price (whichever is higher)
2. Service Registration
2.1 Onboarding Fee (£100)
- One-time lifetime registration fee
- Provides access to minimum 3 BMV properties within first 30 days
- Unlimited lifetime access to BMV property opportunities for specified requirements thereafter
- Deductible from final sourcing fee upon successful purchase
- Refundable if 3 suitable BMV properties are not provided within 30 days
- Non-refundable if suitable opportunities have been provided but client cannot access them due to personal reasons
2.2 Eligibility
To register for our services, you must:
- Be at least 18 years of age
- Have the legal capacity to enter into a binding contract
- Be financially capable of proceeding with a property purchase
- Provide accurate and complete information during registration
- Consent to identity verification and AML/KYC checks
3. Property Sourcing Process
3.1 Property Identification
- We will source properties matching your specified criteria
- Properties are offered on a first-come, first-served basis
- We do not reserve or guarantee availability of any property
- Multiple clients may be presented with the same property opportunity
3.2 Property Presentation
- Properties will be sent to your registered email or WhatsApp number
- You are responsible for checking and responding to property opportunities promptly
- Properties may be sold to other buyers if you do not respond quickly
4. Deal Support Fee (£100)
4.1 When Payable
The £100 support fee is payable when you confirm you want to proceed with a specific property and submit an offer.
4.2 What It Covers
- Guidance throughout the deal process
- Viewing arrangements
- Negotiation support
- General assistance until successful purchase
4.3 Important Notes
- This fee does NOT reserve or guarantee the property
- The seller may still sell to another buyer
- Properties remain subject to availability
- This fee is deductible from your final sourcing fee
4.4 Refund Policy
Refundable if:
- Where no material service has been delivered
- Property becomes unavailable before meaningful progression
- Something outside your control prevents the purchase
Non-refundable if:
- You pull out without a valid reason
- You fail to proceed after offer acceptance
- You breach these Terms
5. Sourcing Fee
5.1 Fee Structure
Upon successful completion of a property purchase, you will pay a sourcing fee of:
- £3,000 minimum OR
- 2% of the purchase price
- Whichever is higher
5.2 Fee Deductions
The following amounts will be deducted from your sourcing fee:
- £100 (Onboarding Fee)
- £100 (Deal Support Fee)
- Net payment due: Sourcing Fee minus £200
5.3 Payment Terms
- Sourcing fee is payable upon successful completion of property purchase
- Payment must be made within 7 days of completion
- Late payments may incur interest charges
6. Client Obligations
6.1 Information Accuracy
You must:
- Provide accurate, complete, and up-to-date information
- Notify us immediately of any changes to your circumstances or requirements
- Update your contact details if they change
6.2 Financial Capability
- You confirm you are financially capable of proceeding with property purchases
- You must provide proof of funds when requested
- You must have financing arrangements in place before submitting offers
6.3 Compliance with AML/KYC
- You must complete identity verification checks
- You must provide requested documentation promptly
- You consent to AML and KYC checks as required by law
7. Non-Circumvention Agreement
You agree that:
- You will not bypass or directly approach sellers or agents introduced by us
- All communications regarding introduced properties must go through us
- You will not share property details with third parties without our consent
- Breach of this clause may result in immediate termination and legal action
- You remain liable for full sourcing fees if you circumvent our services
7.1 On-Market Properties
Some on-market properties we share may also be publicly available on platforms such as Rightmove or Zoopla. For on-market properties only, if you choose not to proceed with our Deal Support Service, you are free to contact the agent or proceed directly with no obligation to KRS Property Sourcing.
7.2 Off-Market Properties
Non-circumvention applies to all off-market properties from the point of introduction. Off-market opportunities are shared on a strictly confidential basis, and you agree not to bypass or proceed directly or indirectly with any introduced opportunity without KRS Property Sourcing's involvement.
7.3 Effect of Paying the Deal Support Fee
Once the Deal Support Fee is paid, KRS Property Sourcing is formally engaged for the introduced opportunity. From this point, non-circumvention applies to all properties introduced (on-market or off-market), and our sourcing terms become active.
If you proceed to purchase the property — directly or indirectly — without our involvement, our agreed sourcing fee will remain payable in full.
7.4 No Deal Support Fee Paid
If you do not proceed with the Deal Support Service, there are no obligations or fees payable to KRS Property Sourcing for on-market properties, and you may pursue the opportunity independently.
8. Limitations and Disclaimers
8.1 No Guarantees
- We do not guarantee that any property will be available or suitable
- We do not guarantee that offers will be accepted
- We do not guarantee specific savings or investment returns
- Property values and market conditions can change
8.2 Independent Advice
We are not qualified to provide legal, financial, tax, or mortgage advice. Support excludes legal, mortgage, and financial advice. Buyers must carry out their own due diligence before proceeding with any property purchase. You should seek independent professional advice from:
- Solicitors for legal matters
- Surveyors for property condition assessments
- Mortgage brokers for financing
- Accountants for tax implications
8.3 Property Information
- Property information is provided in good faith but may contain errors
- You must conduct your own due diligence and inspections before proceeding with any property purchase
- We are not responsible for undisclosed defects or issues
9. Liability
9.1 Our Liability
To the maximum extent permitted by law, our total liability for any claim arising from our services shall not exceed the total fees paid by you to us.
9.2 Exclusions
We are not liable for:
- Loss of profit, revenue, or business opportunity
- Indirect or consequential losses
- Actions or omissions of third parties (sellers, agents, solicitors)
- Changes in property market conditions
- Your failure to obtain financing or complete a purchase
10. Termination
10.1 By You
You may terminate your registration at any time by written notice. Fees already paid are non-refundable except as specified in these Terms.
10.2 By Us
We may terminate your access immediately if you:
- Breach these Terms
- Provide false or misleading information
- Fail AML/KYC checks
- Engage in fraudulent or illegal activity
- Breach the non-circumvention agreement
11. Data Protection
We process your personal data in accordance with our Privacy Policy and UK GDPR. By accepting these Terms, you consent to such processing. Please review our Privacy Policy for detailed information about how we collect, use, and protect your data.
12. Complaints and Disputes
12.1 Complaints Procedure

12.2 Property Redress Scheme
If your complaint is not resolved to your satisfaction, you may refer it to the Property Redress Scheme, of which we are a member.
12.3 Governing Law
These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
13. Changes to Terms
We reserve the right to modify these Terms at any time. Changes will be effective upon posting to our website. Continued use of our services after changes constitutes acceptance of the modified Terms. Material changes will be communicated to you via email.
