Q:What is a Below Market Value (BMV) property?

A BMV property is one that is priced below its true market value, offering immediate equity and potential for profit. These properties can save you thousands compared to market rate purchases.

Q:How quickly will I receive property options?

You will receive a minimum of 3 BMV properties within the first 30 days of onboarding. After that, you have lifetime access to unlimited provision of BMV properties for specified requirements as they become available.

Q:What is the £100 deal support fee?

The £100 fee is paid when you confirm you want to proceed with a specific property to initiate deal support services. It does NOT reserve the property - the seller may still sell to another buyer. This fee is deductible from your final sourcing fee. It's refundable only where no material service has been delivered or the property becomes unavailable before meaningful progression. It's non-refundable if you pull out without a valid reason.

Q:Are properties reserved for me?

No, properties are not reserved or held. They are available on a first-come, first-served basis. Even after paying the £100 deal support fee, the property is not reserved - the seller may sell to another buyer. We recommend acting quickly when you find a property that meets your needs.

Q:What if I don't find a suitable property?

If we don't provide 3 suitable BMV properties within 30 days, you receive a full refund of your £100 registration fee. However, you continue to have lifetime access to future properties.

Q:When do I pay the sourcing fee?

The sourcing fee (£3,000 or 2% of purchase price, whichever is higher) is only payable when you successfully complete the purchase of a property. Both your £100 registration fee and £100 deal support fee are deducted from this amount, so your net payment would be £200 less than the calculated sourcing fee.

Q:Do you provide mortgage or legal advice?

No, our support excludes legal, mortgage, and financial advice. We recommend consulting with qualified solicitors, mortgage brokers, and financial advisors for these services.

Q:What happens after I pay the £100 onboarding fee?

Once you pay the £100 onboarding fee, we begin sourcing BMV properties that match your specific criteria. You will receive a minimum of 3 suitable properties within 30 days, with unlimited access to future opportunities thereafter.

Q:Can I change my property requirements after onboarding?

The £100 registration fee covers one set of property requirements only. If you wish to change your requirements after onboarding, a new registration and onboarding fee will apply.

Q:What areas do you cover?

We provide property sourcing services across the entire United Kingdom, including England, Scotland, Wales, and Northern Ireland. We source both on-market and exclusive off-market opportunities nationwide.

Q:How is the sourcing fee calculated?

The sourcing fee is calculated as either £3,000 minimum OR 2% of the purchase price, whichever is higher. For example, on a £200,000 property, 2% would be £4,000, so you would pay £4,000. On a £100,000 property, 2% would be £2,000, but the minimum is £3,000, so you would pay £3,000.

Q:Is the £100 onboarding fee refundable?

Yes, the £100 fee is fully refundable if we do not provide 3 suitable BMV properties within 30 days matching your criteria. However, it is non-refundable if suitable opportunities have been provided but you cannot access them due to personal reasons.

Q:What support do you provide during the purchase process?

After you pay the £100 deal support fee, we provide guidance throughout the deal process, including viewing arrangements, negotiation support, and general assistance until successful purchase completion.

Q:Can I use your service if I need a mortgage?

Absolutely! Our service is available to both cash buyers and mortgage buyers. However, we recommend having a mortgage agreement in principle before proceeding with property offers to ensure you can act quickly.

Q:What types of properties do you source?

We source all types of properties including houses, flats, bungalows, new builds, and investment properties. We tailor our search to your specific requirements, whether you are an investor, first-time buyer, or home mover.

Q:Are all properties provided by KRS Property Sourcing exclusive?

No. Some on-market properties we share may also be publicly available on platforms such as Rightmove or Zoopla. Other opportunities may be off-market and exclusive.

Q:For on-market properties, can I approach them directly?

Yes. For on-market properties only, if you choose not to proceed with our Deal Support Service, you are free to contact the agent or proceed directly with no obligation to KRS Property Sourcing.

Q:What does the Deal Support Fee cover?

The Deal Support Fee engages KRS Property Sourcing to assist with the opportunity. This includes support with offer strategy, negotiation, and progression of the deal.

Q:What happens once I pay the Deal Support Fee?

Once the Deal Support Fee is paid, KRS Property Sourcing is formally engaged for the introduced opportunity. From this point, non-circumvention applies to all properties introduced (on-market or off-market), and our sourcing terms become active.

Q:Can I still go direct after paying the Deal Support Fee?

Once the Deal Support Fee is paid, you agree that KRS Property Sourcing is involved in the transaction. If you proceed to purchase the property directly or indirectly without our involvement, our agreed sourcing fee will remain payable.

Q:What if I do not pay the Deal Support Fee?

If you do not proceed with the Deal Support Service, there are no obligations or fees payable to KRS Property Sourcing, and you may pursue the opportunity independently.

Q:Does non-circumvention apply to off-market properties?

Yes. Non-circumvention applies to all off-market properties from the point of introduction. Off-market opportunities are shared on a strictly confidential basis, and you agree not to bypass or proceed directly or indirectly with any introduced opportunity without KRS Property Sourcing's involvement.
